If something isn't answered here, get in touch — we're happy to talk through anything before you make a decision.
We start with a straightforward conversation — either by phone or email — to understand your property and what you're looking for. From there, we'll arrange a property appraisal, agree on the right service for your situation, and get everything set up. There's no pressure and no commitment required until you're ready.
We operate predominantly across Luton and the surrounding areas. As landlords ourselves with direct experience of HMO ownership and management in the area, we know the local market well. If you're unsure whether your property falls within our area, just get in touch and we'll let you know.
Both options are available. If you're an experienced landlord who's comfortable managing the day-to-day yourself, our tenant finding service gets you a thoroughly vetted tenant and all the documentation in order. If you'd rather hand everything over, full management covers the lot.
Many landlords start with tenant finding and move to full management once they see how much easier it makes things. There's no obligation to do so.
It varies by property and market conditions, but most properties are let within two to four weeks of being listed. Realistic pricing and good presentation make a significant difference to how quickly a property lets — we'll give you honest advice on both when we see the property.
We list on the major UK property portals including Rightmove and Zoopla, supported by professional photography and accurate, well-written descriptions. We also draw on our own network of prospective tenants who've previously registered an interest.
We run thorough checks on every applicant before making a recommendation:
We don't cut corners here. A poor referencing decision costs landlords far more than the time it takes to do it properly.
Yes. We'll always present you with our recommendation and the supporting reference information before any tenancy is agreed. The final decision is yours.
Yes — we collect a deposit from the tenant at the start of the tenancy, typically equivalent to five weeks' rent. This is registered with a government-approved Tenancy Deposit Protection scheme within the legal timeframe. At the end of the tenancy, we manage the check-out process and any deposit negotiations on your behalf.
We act promptly. If rent isn't received on the due date, we contact the tenant immediately and keep you informed. Most arrears situations are resolved quickly with direct communication. If the situation escalates, we'll guide you through the legal process and next steps.
Thorough referencing upfront significantly reduces the likelihood of rent arrears — which is why we take that process seriously.
Tenants report issues directly to us. We assess urgency, instruct trusted contractors, and keep you informed throughout. For routine repairs, we'll proceed within an agreed spending limit without needing to contact you each time. For anything above that threshold, we'll always check with you first.
Emergency maintenance — things like boiler failures or leaks — is covered 24/7.
We carry out periodic inspections — typically every three to six months — with advance notice given to the tenant as required by law. After each inspection you'll receive a written report with photos. If anything needs attention, we'll flag it and agree a course of action with you.
Rent is collected from the tenant on their due date, our fee is deducted, and the balance is transferred directly to you — typically within one to two working days. You'll receive a monthly statement confirming the amounts.
At a minimum, most rental properties require:
We track all of these on your behalf and arrange renewals before they expire.
Yes. All letting agents and property managers in England are legally required to belong to a government-approved redress scheme. We are in the process of registering our membership and will update this page once confirmed. In the meantime, please get in touch if you have any questions about this.
Yes. We hold client money — including rent and deposits — in a separate client account and are members of a Client Money Protection (CMP) scheme. This means your funds are protected in the event of any financial failure on our part. Details of our CMP membership are available on request.
No. Everything we charge is listed on our fees page. We don't add hidden charges or mark up contractor invoices. If an unusual situation arises that warrants a cost not covered by our standard fee structure, we'll discuss it with you before proceeding.
No. Our management fee is a percentage of rent collected — if no rent comes in, no management fee is charged. This means we're as motivated as you are to keep void periods short.
We ask for two months' written notice to end a management agreement. Full details are set out in the management agreement you'll sign at the outset — we're happy to talk through these terms before you commit to anything.
Switching is usually more straightforward than landlords expect. The main steps are: serving notice on your current agent in line with their agreement, then transferring the relevant documentation — tenancy agreement, deposit details, compliance certificates — across to us.
We handle the administrative side of this and will guide you through it. You don't need to wait for a tenancy to end before switching.
Yes — tenants must be formally notified of any change to the management arrangement, including updated contact details and where to pay rent. We take care of this communication on your behalf as part of the handover process.
Deposits registered with a government-backed scheme remain protected regardless of which agent manages the property — the registration is tied to the tenancy, not the agent. If your current agent holds the deposit directly, the transfer process will depend on the scheme involved. We'll help you understand what's needed once we know the specifics.
